The removal of Section 21 (no-fault eviction) will mean a heavier reliance on Section 8 (for non-payment), but with court systems already under pressure, gaining possession might take longer, making stringent tenant vetting and the use of guarantors essential. Landlords must ensure their properties meet minimum Energy Performance Certificate (EPC) standards: a C-level rating is required for new properties by 2030 and for existing tenancies by 2033, with failure to do so potentially forcing landlords to sell non-compliant properties.
