They don't have to pay capital gains until you pay them off. And so that's an opportunity. So I've done commercial and a duplex and a single-family in another single-family, since COVID all different forms of seller financing where I do not have to get hard for money. And so I share that only because it's about mindset when people think, Oh, there's no inventory out there because it's a hot market. That's not true either. Thanks for listening.
